  When to Refinance Your Mortgage  
     
  Before refinancing your mortgage, there are several things you should consider.  
  Green Tree Servicing LLC offers the following tips:  
     
  Determine your goals. Common goals for refinancing include reducing interest expenses with a lower rate, or consolidating debt by combining your first mortgage with an existing home equity loan and creating one fixed-rate mortgage.  
     
  Know When to Refinance. For refinancing to really make sense, you should already have lived in your home for a while. You should also know the status of your current mortgage, including the loan terms and interest rate.  
     
  Choose a type of refinancing. There are two main types of refinancing:  
 
Cash-out: You refinance your mortgage, on the same property, but the amount borrow is greater than the previous mortgage, and you take out the difference in cash. Cash-out refinancing is often used to pay down other, more expensive debt.
   
Rate and Term: You refinance your mortgage with one that has a lower interest rate, a shorter term, or both.

Certain loan programs limit the amount a lender can contribute to closing costs and fees. Some investors limit the amount of lender concessions and/or contributions. Absent such limits, Green Tree will pay the actual cost of the required appraisal(s). Not all loan products require an appraisal. If no appraisal is required, no comparable credit will be given. This is not a cash rebate.  
     
  For Texas Residents only: If the new loan is subject to Section 50 (a) (6) and the loan-to-value ratio exceeds 80%, you will not be eligible for this refinance product.
